AZURES STAY becomes your tenant. We take on all contractual responsibilities, including more than just rent payments. For example, if the individual residing in the property refuses to vacate it at the end of their contract or breaches the terms of the agreement, necessitating legal action, all costs associated with pursuing such action will be covered by us.

In contrast to other guaranteed rent providers, we evaluate most properties within reasonably good condition. While we do prefer for properties to already be licensed as HMOs, we are open to considering those that are not. However, if a property is not licensed as an HMO, we would require it to be situated in a non-Article 4 area. For further details, please contact us.

We offer you a fixed, guaranteed rent for your residential properties for a fixed term, usually 2 years or longer. Throughout this period, we sublet the property, often to local authorities or professionals, and assume responsibility akin to proprietors. To facilitate this arrangement, the property must be licensed as an HMO (House in Multiple Occupation) and adhere to all regulations. Rent is remitted to you regardless of occupancy status, alleviating your concerns regarding management duties for the duration of the agreement.
